    Haven Street Ballroom

    Wow! We were the winners of the #bigeffingweddinggiveaway this venue was everything we could have dreamed for. It was the perfect blank slate to make all of the designs in our head come to life. Jess Albins was our planner and she was a miracle worker. Every detail was taken care of! It was truly the best day of our lives!

    The most magical venue I could ever have dreamed of

    Getting married at HSB was a dream come true. Not only was the team amazing to work with, the venue is truly stunning. If you're looking for a simple yet unique industrial style venue, look NO further. The care that Kate and her team have put into creating a perfect venue is so evident in every detail. They have not stopped adding things and improving their space. They offer many FREE items to use during your wedding, including chairs and tables, book shelves, bars, and so much more. The space was elegant, spacious, and beautiful. I will forever be grateful we found HSB and had our wedding there.

    Amazing Venue to Make Your Own

    We work with Haven Street regularly as a vendor and Kate has been so helpful from day one. We love the aesthetic of Haven Street (esp the colorful facade) and how you can completely customize the bright white inside to transform the space into your own. Haven Street is always a venue we recommend to our design and rental clients because we can take the blank slate and truly make it an experience customized to our clients. We are so grateful for a place like this in Bmore and highly suggest it anyone who asks!

    LOVE this venue

    I am giving Haven Street Ballroom a 4.5! Kate is amazing and she really does care about her clients. We hosted our 11.23.2019 wedding at Haven Street Ballroom. I immediately fell in love with the idea that the venue was a blank slate and I could do any design I wanted. Without having to fight with the awful carpets or decor that other venues have. Being a wedding planner myself I know a ton of venues in the area and choose Haven Street Ballroom for these top 3 reasons.

    1. Free Parking for guests/ Safe Area
    2. Open Rental Time of 16 hours (You won't find this anywhere else)
    3. I could bring in my own vendors

    The reason I deducted a .5 star is because their staff continued to ask the same question over and over again. Even though the question was answered in previous emails. Also, they need to change the location of their google maps tag. To the other side of the building. A lot of our guests and transportation still got lost. Other than that I completely recommend this venue.

    This must be the place!

    My husband and I booked Haven Street Ballroom (HSB) for our December 2019 wedding before the building had electricity. As Southeast Baltimoreans, we were thrilled to celebrate a new, local business and fully trusted in the vision of the owner, Kate. We loved that HSB was situated between two of our other favorite local businesses - Monument City Brewing Company and Urban Axes - which opened up even more possibilities to an already endless list, attributable to the venue’s flexible policies. We were looking for a venue that celebrated the industrial architecture of Baltimore, but with a modern and romantic twist. There are other industrial options in Baltimore, but HSB allows any caterer, has free and accessible parking, and has a 16-hr rental window. I loved that I didn’t feel “nickel-and-dimed” for the extra time, uplighting, parking lot, and use of the inventory of goodies that HSB maintains at no extra cost to its renters. On another note, we hired Hoopla! for catering and were initially nervous about how much space they would need for prep, but they said the allotted built-in catering space was plenty.

    My bridesmaids and I got ready in the adorable, art-deco getting-ready suite at HSB, where we got to hang out and watch the humble beginnings of our decor start to unfold. From there, my husband and I shared a first look outside of The Boiler Room, a restaurant two doors down that had not quite opened yet (but would’ve been a great spot for a rehearsal dinner!) and then utilized some of the neighboring backdrops for portraits and bridal party pictures. Nothing rivals any picture taken in front of the iconic “Celebrate!” mural that doubly serves to let your guests know that “this must be the place.” Our ceremony was at a church off-site, so we did not have to flip the room for our reception. When we returned for our reception, the venue was the perfect industrial-modern backdrop for us to eat, drink, and dance into the night! I am so glad that we took a leap of faith on HSB before construction, because it exceeded our expectations. I can’t imagine NOT celebrating our wedding at Haven Street Ballroom!

    A place where your vision can come to life!

    HSB was the blank slate I needed to make my reception dream come to life! The staff was very responsive when touring and booking the venue. I was lucky to snag a date in December when every other industrial-looking venue in Baltimore was booked (darn Christmas parties, lol). Such a gem! Loved the freebies you have access to, especially the uplights, pipe and drape, and tables and chairs. Rachel, the venue manager, was the real MVP for my event. She was so instrumental in making sure my team had everything we needed.

    Only slight drawbacks to the venue are that it is tricky to find from the street and there is no dumpster on site. My guests had trouble finding the gate entrance. Hopefully, soon they will invest in some street signage and look into getting a dumpster on the property. Overall my experience was great with HSB, seeing that it's a new venue, and so glad I got this space for my wedding reception!

    A/C in August please

    Overall we had a very positive experience with Haven Street Ballroom a few weeks ago at our wedding, but the one glaring problem we had was the lack of air conditioning. It is August and things are hot, and we can see the thermostats very clearly set to 77 degrees. With the number of bodies we had dancing in the space, it definitely felt even hotter and we and many of our guests repeatedly asked if something could be done about the temperature. Everyone was told “I’ll see what I can do” and then nothing was ever done. We were unable to manually change the temperature ourselves or we would have. It was hot enough that when we’ve seen a handful of our guests since the wedding, they have even pointed it out as “the one little problem…” But other than this, the staff was very responsive when we reached out to them via email and were extremely friendly. Having the venue for 16 hours is amazing and made the day so much less stressful and there were so many items of furniture and whatnot that we were able to use like their bar and lounge seating. They did paint their front mural on the building that we actually booked the venue for and only told us a day before they started painting so I do wish they had communicated that sooner or consulted the couples that had already booked with them, but the new white brick front with planters is lovely so overall it didn’t end up being a tragedy for us, haha. I would recommend the space as it’s such a beautiful blank canvas for any style you could imagine, but especially for a summer wedding, figure out that ac situation ahead of time!

    2022 Fall Wedding

    My spouse and I held our wedding and celebration here in October 2022. We booked in May 2021. We had a few logistical issues that I shared with the staff so hopefully no one experiences them again.
    Our wedding had about 140 guests, who all fit comfortably in the space with tables, a dance floor, and area for buffet service. We've gotten many compliments on Haven Street Ballroom's aesthetic.

    Rider-Bane Wedding

    We had a very pleasant tour with Gemma and fell in love with the beautiful, blank, white building that was flooded with possibilities and opportunities. The staff also seemed lovely. We also liked how there was no list of vendors that we *had* to choose from and enjoyed the DIY feel of the venue. If you don’t like DIY, they had a list of great vendor recommendations. They were very responsive to any and all questions we had but we booked the venue while they were in a transition of joining Fetewell so there were some things that were promised to us from before that led to extra back and forth about the contract.
    I’m not sure if we did something wrong but during the back and forth, Gemma started to get short with us and rush us which caused more stress to our wedding planning process.
    For example, we were told that HSB did not provide any trash cans or liners (which was ok) but originally gave us access to the dumpsters. After the acquisition, we were not able to have access to the dumpsters even though it was in our original contract. We eventually came to an agreement to use the dumpsters a few months before the wedding but that information was not distributed to the on-site staff on the day of.
    We booked the full day package for our Friday wedding but were not able to have a rehearsal on Thursday night because there was another wedding. Luckily, Jimmy’s was kind and generous with our room rental so we did the rehearsal at the restaurant. We had our walkthrough of HSB on Wednesday night and Gemma let us in. She was very short and kind of unpleasant. It put me in a bad mood for my wedding that was only a few days away.
    Another thing that was an annoyance is that the venue capacity is 240 but the venue only has 120 chairs so we had to go out to rent more chairs and tables. This might not be a big deal to you but the little things kept on adding up which is why I did not give 5 stars.

    Didn’t Feel Taken Care Of

    We just got married at this venue and this experience was disappointing. I’ll do my best to cover the pros and cons here but overall we didn’t feel taken care of. There are also warnings here re: what to look for in contracts that could interfere with your wedding experience later on.

    We picked the venue because the price was very reasonable and we could bring in whatever vendors we wanted—many venues restrict you to a list of food vendors that work in the wedding industry and are over priced with bad food. We didn’t want that so this openness felt good. However, I wish that we would have went with a more expensive venue for the following reasons:

    *we could not do drop offs or pick ups on the day before or day after the wedding. This added extra costs with some of the vendors and greatly inconvenienced our wedding party and family (all from out of town) who were helping us. This was also a holiday weekend, making it difficult for vendors to arrange pick ups that night for example, so beyond the costs, it added stress to us that weekend. We didn’t have a lot of stuff but being able to drop off shelf stable items like liquor the day before would have been helpful. There was no flexibility or even kindness as it related to this. We would have had to pay for another day just to drop stuff off. This point is relevant for all clients because you are likely to bring in things beyond your window due to the minimalist aesthetic of the venue. Most people will bring in more decorations than we did.

    *similarly, to get into the venue one hour earlier, they wanted to charge an exorbitant fee

    *we asked if we could go an additional hour, in part due to our planner’s inadequate day of coordinating, and were willing to pay the 1K or more, they refused. It was heartbreaking.

    *they require that you stop serving alcohol one hour before the end of the event (so at least 2 hours before the end of your rental window)

    *this is a minimalist venue. They offer the use of some furniture, tables, chairs and other items for free (which is great!) the problem is, because the venue is so minimalist, you have to make the effort to bring a lot of decorations in to make sure it didn’t feel empty in there. That also costs.

    *it was hot as hell in there and they wouldn’t lower the temperature. I am sweaty in all the reception photos, and as the bride that got professionally done makeup for this, I’m not happy about it

    *they have a customizable ticker sign in the front. I told them what it should read day of. They didn’t change it.

    *they try to sell you haven street gear (t shirts, caps, etc) through the planning process which felt tacky and in poor taste. It seems like something to push on employees at a retreat and not clients who are planning an event at your space

    Overall, though we thought we were making the better financial decision, it ended up being less of that, and more importantly just a disappointing experience. I would not recommend this venue for a wedding, a special day (which is already stressful!). They added to the stress.

    Inflexible and Incredibly Frustrating to Work With

    We toured Haven Street Ballroom (“HSB”) on April 24, 2019. We emailed Kate on May 3, 2019 to inquire about potential dates, securing the venue, and if she could provide a discount if we paid the rental fee in full. She informed us that they just reduced their peak pricing for people who toured after May 1, 2019 and would honor the new pricing since we toured just a few days before. At that time, we selected April 4, 2020 – this was a peak month and a Saturday so their pricing at the time listed the rental at $7,000. With the reduction offered by Kate in her May 3rd email, to reserve that date would cost $6,500.

    Over the next few weeks, we attended a few different open houses at HSB to show it to friends and family – at one of them we noticed that their pricing had reduced again. A Saturday in April now cost $1,000 less than when we booked. We reached out to Kate to see if she was able to offer us anything – possibly including the outdoor area for free to balance out the difference? She declined. We were disappointed but we understood as we did sign the contract with price as it was set at the time.

    On March 16, 2020, Kate provided an update as to the effects and options for our wedding based on the ban of events of 50 people or more for the following eight weeks. We kept our April 4, 2020 date as an option for an intimate ceremony (although now down to a 2-hour window) and signed the amendment to reschedule the larger reception to July 18, 2020.

    On March 23, 2020, Kate sent an email regarding Governor Hogan’s closure of all non-essential businesses. This eliminated our option to use HSB for an intimate ceremony on April 4, 2020. Understandable and not Kate’s fault at all. We chose to still get married in a private ceremony on that same date since all venues were closed in Baltimore City.

    On May 12, 2020, we touched base with Kate. We let her know that because we’d chosen to get married in April, we were hoping to move our rental reservation to April 3, 2021. This way we would hopefully not have to worry about any further COVID-related issues. Kate informed us that to move our rental from July 18, 2021 to April 3, 2021, it would cost us 50% of the cost of the new date, approximately $3,000…on top of the $6,500 that we already paid. This was just not feasible, considering all the items that the venue does not provide. We inquired again; Kate let us know we could have March 27, 2021 for only an additional $250. This meant that because March is considered non-peak, while April is peak, for a ONE-WEEK difference in date – and only 3 of those days being ‘peak’, the additional price went from $250 to $3,000. On May 14, 2020, we declined her “offer”, indicating we’d keep our July 2020 date at that point, and wait to see if any state mandates would force the rescheduling of the date.

    Two weeks later, on June 1, 2020, we reached out to Kate again. We let her know that for many reasons, including continued stay-at-home orders, at risk family members, out-of-state and out-of-country guests who would be forced to choose between their own health and our wedding, we couldn’t, in good conscience, throw a party on July 18, 2020. We offered Kate $500, on top of the $6,500 we previously paid, to allow us to reschedule our rental to April 3, 2021. She accepted that offer and we signed another amendment to our contract. At that time, under the State Executive Orders, HSB would have been restricted to 50% capacity for the July 2020 date, something that would not have accommodated our wedding size.

    On January 14, 2021, we again reached out to Kate as progress towards containing the spread of COVID-19 and vaccination efforts were not looking promising for our anticipated 185-person reception on April 3, 2021. We informed Kate that we were looking into cancelling our celebration entirely and asked her if she was able to offer a refund of any kind. We acknowledged that she and her staff put in man-hours in the preliminary preparation of our event over the past year+ and as such, we did not hope or expect a full refund. Kate let us know that we could reschedule again (which I’m sure would have required further additional fees) but that “all of our payments are nonrefundable”.

    We completely understand that Kate is running a business and has to do what she can to keep that business afloat. However, touting yourself and your venue(s) as “not your mama’s venue”, “a space to celebrate – not stress”, and “an industry leader in flexibility” is FAR from the actuality of dealing with Kate and HSB. We received partial or full refunds from all of our other vendors, all of whom are also small businesses. We were looking forward to working with Kate and HSB based on their fun, lively, and open social media presence. Unfortunately, our interactions with Kate have left the sourest of tastes in our mouths and at this point, we would strongly suggest that couples look elsewhere for their wedding venue.

    Haven Street Ballroom is not flexible during COVID

    Haven Street Ballroom frames itself as a “new type of venue” where flexibility is king. I want to be very clear, this is false marketing, and their lack of flexibility and empathy in the face of challenges means we cannot recommend them to anyone.

    My fiance and I had a wedding booked at HSB for September 6, 2020 and like many other unfortunate couples, had our plans disrupted by the coronavirus pandemic. Up until that point, we had had limited interaction with Kate or her team, and no reason for complaint. But when pandemic struck, their true colors were revealed, and they were completely at odds with the policies and approaches other vendors we were working with, and other Maryland venue vendors we know personally.     First, they tried to tell us in late May that we could still legally host a 240-person September wedding despite the State of Maryland being in full lockdown mode, with state officials admitting that indoor events over 100 people would very likely not occur until 2021. Optimism is one thing, but it felt like an insult to our intelligence -- as if we were ignorant to the state of the world around us.

    Haven Street Ballroom’s reschedule policy is something of a trap -- you owe your full payment 90 days out, but Kate won’t let you reschedule your event until 60 days out. To her credit, upon hearing our unique circumstance (my fiance’s family all live in Europe and due to the public health travel ban, are unable to fly to the U.S.), Kate was prepared to let us discuss rescheduling earlier.

    This was where the flexibility of “not your mama’s venue” ended. Haven Street is only willing to do a no-cost reschedule to another available date in 2020. Given the state of the lockdown projections for the remainder of the year, this didn’t seem very flexible. She also offered that we could switch to an off-peak (Jan, Feb, Mar, July) Sunday for an additional fee, or keep a peak day in 2021 but add a significant surcharge. Either way, we would be committed to paying our full amount due by June 2020, even if the wedding weren’t for another year plus. This policy was in stark contrast to other vendors, and other venues locally.

    When you choose a wedding venue, you consider how the physical space will look on the day, and logistically how you can make it all come to life. But most importantly, you are signing a contract and entrusting your most important day to a vendor who you hope will have your back if things get tough - especially when those circumstances are entirely outside of all of our control. We didn’t get that from Haven Street Ballroom, and instead found that they had contract terms stacked heavily in their favor, with very limited flexibility that showed little care for the couples that drive their business.

    This pandemic has been a difficult time for everyone, not least small businesses in the entertainment & events sector. So while we have sympathy for Haven Street’s situation, we have lost confidence in their ability to be honest brokers, and we cannot move forward with holding our future wedding there.

    COVID & Haven Street Ballroom


    This review is solely on the interaction I had with the owner of HSB, Kate.

    Because of COVID19, we were forced to reschedule our wedding. My fiancé is an essential worker, along with many of our guests, our only option was to postpone for a year. With the help from our wedding planner, we reached out to Kate to explain the situation. At the time HSB’s offerings for COVID affected couples was minimum. The two options we were given involved having a 10 or less guest list (only using preapproved vendors) or selecting a new wedding date 4 months from our original date. Because of the uncertainty of COVID, four month postponement wasn’t a solid option. We had secured all of our vendors and would have lost money to cancel and rebook from the HSB preapproved list. Knowing that HSB would be increasing their rental fees for 2021, we were prepared to pay the difference. Rental prices for 2021 worked out to be $250 between the rental price of 2020 and 2021. What we weren’t expecting was Kate telling us we would have to pay an additional $3k to reschedule our wedding to 2021. This on top of what we already paid her. Our rental cost would go from $5500 to close to $8k.

    We asked had improvements been made to the space to warrant the increase; none had been. We asked would their be additional freebies added to the rental (chairs, tables, decor pieces) we could use for our wedding; none were offered. We asked would a kitchen be built in the space; currently there is no kitchen in the space, none was in the works. Instead Kate explained the financial impact our decision to move our wedding to 2021 had on her while also quoting our rental contract details to remind us she could set any fee for rebooking.

    When Kate wasn’t giving me the runaround when asked direct questions about the city restrictions to large events or how HSB will be able to uphold their end of the contract if the city prohibits them from operating, she was making me feel like I was overacting about COVID. At one point Kate implied she didn’t have the manpower to find a couple to take our 2020 date. We offered to assist with finding a couple to use our 2020 date. HSB had made it clear they had several couples (40 couples) looking to reschedule and that was taking up time. Kate informed us she couldn’t track rebookings so that wasn’t an option. Meanwhile, postings on HSB’s social media account advertised dates that were available to couples that were close to our original wedding date. Finally, after informing Kate we were contacting a lawyer she offered to throw in an outdoor space for free but we’d still need to pay an additional $3k to move our date.

    Throughout all of the back and forth Kate made it clear she would only address me and would go out of her way to not include my wedding planner to our email chain. It was then I realized that our planner had other clients slated to get married at HSB and their sister site Main Street Ballroom. If those couples were also getting the same runaround, which I’m sure they were, Kate didn’t want to set a paper trail to prove she could offer the same cheaper.

    This is a quote from the last email we received from Kate: “As the virus has continued, we have rescheduled nearly 50 clients and while only a small handful of people are unhappy with our flexible free reschedule policy, having an unhappy client is taking a toll on my mental health as time goes on. Therefore, the significant financial impact of moving you to 2021 is a sacrifice I am willing to make.”

    This offer was made after we informed her we had our lawyer looking over the contract. In the end we decided to walk away from our deposit and secure another venue for our wedding. Her condescending toned emails showed us her true nature. Kate prides herself on being all about love but it’s clear that she cares only about money. To put this all in perspective, none of our other wedding vendors asked for rebooking fees. Each one are wedding professionals who’s sole source of income comes from wedding season. The difference between them and HSB— they worked with us to find a new date and in return we were able to pay them all the remainder of the balance we owed. If Kate had worked with us we could of done the same. Instead she let her business degree and contract stand in the way of good customer service.
