House rentals for backyard wedding

We are looking to have our wedding in a backyard in either NJ or PA (someplace close to the NJ border), in order to keep the event intimate and cost efficient. We are looking to find someplace that can accommodate up to 100 guests and as few as 60. Any suggestions or ideas would be helpful.

    It's probably not going to be as cost efficient as you think; there is tenting to consider, bathrooms, parking. And insurance.

    I'd look into Vally Crest Farms; it's an organic farm that rents out for weddings, and it's lovely and relatively inexpensive. They have a lovely rustic covered patio and some inside area; it's one of my faves.

    I have seen them, but they are in no way cost efficient. I'm getting married at Prallsville Mills in Stockton, NJ over the river from New Hope, PA and have about the same guest list #s as you. Not sure what your budget is but it's a state park fees are $2200 and you have to use their exclusive rental company which for 100 people is also in the $2000 range. Before food. Their preferred food vendors are pricey but they do have a BBQ one that might work for you. They also have the river house next door. It it's usually for larger parties. But the house and outdoor tent is included. The website is uniqueweddingspaces.com. There are some home rentals in the New Hope area but not sure of the cost. Poconos might be cheaper. Try vacationrentals.com but you might have a hard time finding someone who allows events. Edit: Prallsville does allow outside food vendors with stipulations. The forms are on the website

    You can try looking on VRBO.com and Airbnb for vacation rentals to have your wedding at. Not sure if they would be more cost effective or not but it was one of the options I looked into when first planning my wedding.

    I went through VRBO.com to find a georgian mansion that said they would be fine with a wedding, and the owner backed out three months before the wedding.

    Also, this is not a cost effective route. I am doing an all outdoor tented wedding which means I'm providing everything. My rental costs are well over $7k. If I did this all over again, I would choose an all-inclusive venue even though upfront they are more expensive. In the long run, you'll save money.

    Finally, I would highly recommend a wedding planner or DOC because same concept as the all-inclusive (penny wise pound foolish). They know the industry and can recommend vendors as well as help tell you how to lower costs.
