Unique Affordable Chicago Wedding Venues

Hello!

i recently have became engaged and we are looking to have our wedding next year in June 2019. We are working with a 20k max budget for venue and food & beverage (gratuity and taxes included). I am having trouble finding a venue downtown (or close to downtown) that is affordable or that will work for us with 150 guests.

We have looked at the following historic venues:
South Shore Cultural Center - Very pretty and affordable but needs many upgrades.
Burlington Room - this is in the Union Station. Affordable but too small.

We also looked at The Rookery, The Blackstone, Chicago Cultural Center, Art Institute, and many more but their minimum, gratuity, and tax was way too expensive.

Does anyone have any suggestions for beautiful wedding venues that I can stay within the $20k range ($5-6k venue rental if food and beverage isn’t included)?
