Wedding venue contract

Getting ready to sign a wedding venue contract (Excited!!) but I have no clue what to look for on the contract. I do not want to end up being screwed in the end. Does anybody have tips, things to look out for or horror stories? Thanks

Edit: Could someone look at the pics I attached of the contract and tell me what they think? I was told that we do not have an obligation to the room block so if only 10 people reserve rooms then we do not have to pay for the 5 that were not. The contract talks about the cut-off date and refers to attrition and cancellation. The attrition and cancellation only talks bout the food and beverage so I am confused and was hoping someone could help me understand.

    Ask questions about everything.. if its a concern to you, inquire about it. From the smallest thing to the biggest thing. From the bridal suite, to groomsman suite, .. ASK, and if they are annoyed by your questions, look else where. I am still asking questions and we are 3 months away....

    I just signed my contract. It's exciting to finally start putting down the deposits and checking stuff off the list.

    Some of the places we visited had 15-20 page legal contracts that were so hard to follow the vendor representative could not even simplify it for us. Be weary when you find a vendor that has a contact like this because it can mean they were sued previously for having a shoddy contact. The venue we eventually chose has a very easy to read and straight forward 4 page contract. Make sure you ask about event insurance, bartenders, liquor permits, double check your hours, clean up whatnot's like trash , noise levels, etc. Also make sure your venue is licensed to be open!!! One venue we were scheduled to visit was abruptly shut down by the zoning board after they had been allowed to hold weddings at their venue for a year and had booked it 2 years in advance. Suddenly 30+ brides were out of a venue.

    Make sure all payment info is there and due dates are made clear. Cancellation policies are clear and what exactly is included.
